MODON embarked on the addition of ‘Living Communities’ to support the development of seven new ‘Industrial Cities’ across the Kingdom of Saudi Arabia. The first of which was in Ha’il would be the benchmark or blueprint project to be carried out in 4 other cities. Sukna Hail is a desert oasis community consisting of multi-family residential, schools, community wellness amenities, and convenient retail. There is a flooding dry-river wadi bisecting the site, instead of a constraint, it is an opportunity to create a compelling and experiential design element for the overall master plan. The wadi is re-envisioned as a landscaped linear park which provides many community amenities such as clubhouses, shade structures, and small cafes activate nodes within the wadi. The multi-family housing is planned so that almost all units have views and direct access to this linear park. The entire community was designed to achieve LEED for Neighbourhood Design (Leed ND), taking into account factors affecting both environmental and social sustainability to create a distinctive design that promotes better building standards in the region.
