The second phase of the Remy, Remy II sets a new standard of living in Northeast Washington D.C. and is conveniently located at the New Carrollton Station transit hub in Prince George's County within the new Harkins District.

This mixed-use, residential, transit-oriented project opens up to the existing Harkins Road entrance with 6,000 sf of prime retail space facing the nearby metro station. This allows for the retail to be expressed at the street level, where it is best be suited for resident and visitor access. The hospitality-inspired residential lobbies face inward to the site as it is vital to engage the existing residential that would share amenities with the new building. Before retiring to their spacious studio or 1-2- bedroom apartments, residents experience a space that genuinely reflects a contemporary style and fosters connectivity and internal community.

The challenging 11-foot grade change provided the design team with multiple opportunities. First, orienting the building on the longitudinal site axis led to higher unit yields, resulting in a high-performing residential building. Secondly, taking advantage of the steep grade, two enclosed upper and lower courtyards were created, complete with bocce courts, natural lawn areas, ping pong, and a poolside bar & grill that would beckon anyone after a busy day.
